I would look for someone that cares about BJJ for MMA. Someone who cares about how and if the moves work and not just following a mindless curriculum. I would look for a gym with a proven track record of training fighters and grapplers. Obviously the place would have to be 420 friendly.

Joking aside, It's always nice to have an instructor who rolls with his students constantly, also clean mats and keeping excessively aggressive students somewhat under control are also very beneficial.

+1 Cardio, shmardio. A warm-up should be technique-specific. I would also say someone who keeps up-to-date about new developments in the game and doesn't want students to follow the same path, but develop a game that suits them personally.
